Every parking lot scope, handled in-house. We don't subcontract striping on our paving jobs, the same crew that paves the lot stripes it.

Standard Stall Striping

Parking stall lines for commercial, retail, and industrial lots. Traffic-grade waterborne paint in standard white or yellow. Layout optimized for maximum stall count within your site dimensions and drive aisle requirements.

ADA Accessible Layouts

Accessible stall placement, van-accessible stall designation, 5-foot minimum access aisles, international accessibility symbol stenciling, and approach path striping, per California Title 24 and federal ADA requirements.

Fire Lane Marking

Red curb or painted fire lane boundaries per Los Angeles Fire Department code requirements. "No Parking, Fire Lane" lettering and cross-hatching to maintain required fire apparatus access clearances.

Traffic Flow Arrows

Directional arrows, stop bars, crosswalks, and lane delineation for parking lot circulation. Critical for preventing internal traffic conflicts and supporting safe pedestrian movement across drive aisles.

Stall Numbering

Assigned stall numbers for apartment complexes, commercial garages, and multi-tenant facilities. Sequential or custom numbering per property management layout requirements.

Restriping & Maintenance

Faded line restoration over existing layouts with minimal layout changes, or full relayout for reconfigured sites. ADA compliance assessment included before restriping, existing non-compliant layouts flagged and corrected.

California ADA Compliance

Faded accessible stall markings and non-compliant layouts are an active liability in California. ADA complaints filed with the Department of Justice or via private right of action don't require a plaintiff to have visited your lot. We stripe to the current standard and provide documentation.

  • Minimum 1 accessible stall per 25 standard stalls (up to 100 total)
  • Van-accessible stalls required at minimum 1 per 6 accessible stalls
  • Standard accessible stall width: 9 feet + 5-foot access aisle
  • Van-accessible stall width: 9 feet + 8-foot access aisle
  • International Accessibility Symbol stenciled on each compliant stall
  • Signage requirements enforced by LA County building inspectors

We Provide Compliance Documentation

Every ADA striping job includes a written layout diagram confirming accessible stall count, dimensions, and placement relative to your building entrance, available for tenant, property manager, or building department records.

Weekend Scheduling

Most commercial seal coating and striping jobs are scheduled Friday night through Sunday to avoid a single lost business day. The lot is paint-dry and open before Monday morning traffic arrives. Call us to discuss your operational window.

California Title 24 and federal ADA require accessible stalls at a minimum ratio of 1 per 25 standard stalls (up to 100 total), van-accessible stalls at 1 per 6 accessible stalls, 9-foot stall width with 5-foot access aisle (8 feet for van-accessible), and the international accessibility symbol on each stall. We design layouts to meet the current standard and provide documentation.
Every 2–4 years in Southern California. LA's UV intensity fades traffic-grade paint significantly faster than in cooler regions. Faded ADA markings in particular create code compliance liability, inspectors and plaintiffs' attorneys don't need visible damage, just proof of non-compliance. We recommend a visual inspection every 2 years.
Traffic-grade waterborne paint for standard parking stall and directional applications. This meets California AQMD requirements and dries quickly in LA's climate. Thermoplastic striping is available for high-traffic intersections, stop bars, and crosswalks where longer durability is required. We match product selection to your specific application.
Yes, if the existing layout is correct and compliant. Before restriping, we assess the current layout for ADA compliance, stall count, accessible stall ratio, dimensions, and access aisle widths. If the existing layout has deficiencies, we flag them and provide a corrected layout recommendation before applying new paint. Repainting a non-compliant layout doesn't fix the compliance problem.
Traffic-grade waterborne paint is typically dry to vehicle traffic within 30–60 minutes under normal LA weather conditions. Most commercial jobs are fully complete and open within a few hours of application. We schedule larger lots to be finished well before your business opens, often starting at night or early morning to maximize the open window.
